Process
How we work, from site visit to handover
Renovations go wrong when work starts without a fixed design or a written price. Ours start with both.
-
Step 1: Site visit
The owner visits your site himself, takes measurements and listens to what you want.
-
Step 2: 3D design
We draw the plan in AutoCAD, model it in SketchUp and render it in Enscape. You see the space in 3D and ask for changes before anything is fixed.
-
Step 3: Itemised estimate
You receive a written, itemised digital estimate. Each line of work is listed and priced, and most jobs are agreed as a lump sum.
-
Step 4: Materials, then build
Materials are chosen against the final design and bought before work begins. Work starts on a 60% mobilisation advance; the other 40% is paid as the work progresses.
-
Step 5: Handover
Our supervisor sees the job through to the finish, and we hand the completed space back to you.
Step 02 in practice
This is what you approve before work starts.
A 3D visualisation from Malir Residence. You can ask for changes to the layout, colours and finishes at this stage, before anything is built.

FAQ
Questions about the process
Do you show a 3D design before work starts?
Yes. We model your space in SketchUp and render it in Enscape, so you see a 3D visual of the finished room before any work starts. Materials are chosen after you approve the final design.
How does payment work?
You pay a 60% mobilisation advance to start the work, and the remaining 40% as running payments while the work progresses. Most jobs are priced as a lump sum against a written, itemised estimate; any work or material not listed in it is charged separately.
When are the materials chosen?
Materials are chosen after the final 3D design is agreed, and bought before work begins. That way the tiles, wood and fittings on site are the ones you saw in the design.
Who visits my site?
The owner, Shabbir Shakir, visits your site himself before sending the estimate. A supervisor then runs the work day to day.
How long does a full house renovation take?
It depends on the size of the house and how much work it needs, and we agree it with you once the design is final.
Which areas of Karachi do you work in?
We work across Karachi, from our base at Al Burhan Circle, Block E, North Nazimabad.
